What is “Subject to”?
by Tina Merritt “Subject to” (as it relates to real estate) refers to a method of purchasing a property while leaving the seller’s existing mortgage(s) in place. The seller deeds the property to the buyer, who agrees to make the existing mortgage payments on the property.  In most cases, the seller is not released from liability on the mortgage.  In some cases, the agreement may also include the provision that the buyer either sell or refinance the property within a certain period of time. What is the main benefit?  The seller’s costs to sell are usually very small with this type of transaction.  It’s also easy to sell this way as the buyer does not need to qualify for a mortgage and incur a high cost for closing on the property. The main negative?  Most mortgages contain a due on sale clause.  This allows the lender to call the note if there is a transfer of title on the property.  If the lender is made aware of the sale, they could require payment in full and the original owner (the seller) is liable party. Trump to Boycott Italy
by Donald J. Trump I have just been informed that Amanda Knox’s family has hired a new law firm to help her turn around the injustice that was done in Italy by recently convicting her of murder.  I followed the trial closely and Amanda Knox is not guilty.  I hope the new law firm, led by a very talented guy named Theodore Simon, from Philadelphia, can turn around this injustice and turn it around quickly.  At the same time, I hope somebody in Italy goes after the “wild man” prosecutor who, as I understand, is already being looked at for abuse of power in an unrelated case.  I watched his actions during the trial and they were shocking.  In any event, Donald Trump will not be going to Italy, and in fact will be boycotting Italy, as long as Amanda Knox is sitting in jail. After her trial, and when she was returned to prison, even the other prisoners cried and couldn’t believe that she was back, according to press reports.  Amanda Knox may be guilty of foolish behavior, but she is not guilty of murder. I hope more people boycott Italy until she is released.  What kind of a system allows a “madman” prosecutor to act the way this prosecutor acted.  He should be the one thrown into jail, not Amanda Knox. Why this can be a powerful medium to draw interested buyers into your market base is the subject of this article. Power of visual communication The adage “a picture is worth a thousand words” has been proved in this age of visual displays and merchandizing. Psychologists claim that more than 93% of communication is nonverbal. More than 90% of Internet users prefer watching a video to reading an article. Similarly, statistics show that 6 out of every 10 customers watch streaming videos – that is 60% of your customer base. On the Internet the average attention span of a user is measured in seconds. What is the best way to get the attention of someone who intends to just pass on from your website? Visual videos with a catchy, attention-grabbing title will do the trick. This is a powerful reason for you to consider introducing a video about your product or business (not necessarily professionally created) onto your website, YouTube, or as a paid for SEO video. You can make the foray into video marketing by making a video for some of the following purposes. SEO video landing pages: Landing pages are all about concentrated content for the purpose of converting an interested customer into a buyer. Having a video on your landing page conveys the message with impact and can drive decisions that lead to a sale.  YouTube, social video sharing sites, Yahoo! video: To make your video all that you need is a video camera or cell phone, video making software, and a free YouTube account. Is that simple or what? Your video can also be made by converting your already written article into slides with relevant pictures or graphics while you talk the content, or if you have a new product to market, such as a custom built chicken coop, you can demonstrate it in your own backyard and talk about its great features, how its handy, and other useful tips for aspiring chicken farmers. Top off your video with the link to your website where the actual product can be bought online. Viral videos: Videos are great viral marketing tools. People love to forward interesting, helpful, or funny videos. Everyone can enjoy the visual medium hence videos are immediately forwarded when they strike a chord. When it comes to no expense marketing, you cannot beat the viral kind. The Pomegranate phone video (though an expensive one) is an example of how something that does not even exist can get such wide coverage. In fact, it was so popular that a Wikipedia page was written about it saying, “This was part of a place-branding program of the government of Nova Scotia to attract people to come stay and do business there.” The website is said to have received more than 1,100,000 visits from 201 countries/territories since its launch on September 2008 and the campaign was considered to be very successful. Now that demonstrates the power of a good concept video. Streaming videos: Having an introductory video or a product demonstration video right on your website alongside your articles or promos is a great way to gain attention of those who would otherwise pass through without bothering to read through your written content. You can let your in-depth article complement your 15-sec say-it-all video. Make sure your web hosting service provider offers streaming video hosting service so most of your prospects can view the video regardless of their internet connection speed. Using streaming video service, your prospects do not have to download the entire video before being able to watch your video content. File format: I suggest you use flash file format (.swf or .flv) for most of your online videos. Having said that, many PC shops and corporations use windows media format (.avi, or .wmv), mobile phone users view video in mpeg-4 format (.mp4), and Mac systems use QuickTime file format (.mov). Forecasting the Top Housing Markets
by Tina Merritt US News and World Report published a story recently forecasting the Top 10 Housing Markets for the Next 10 Years.  These markets were selected from economic analysis conducted by Moody’s Economy.com. (in no particular order) 1.  Bremerton/Silverdale, Washington 2.  Santa Fe, New Mexico 3.  Glens Falls, New York 4.  Fort Collins/Loveland, Colorado 5.  Corvallis, Oregon 6.  Anchorage, Alaska 7.  Decatur, Illinois 8.  Duluth, Minnesota 9.  Pittsfield, Massachusetts 10.  Sandusky, Ohio As an economics major myself, I found this list to be very interesting.  What do all of these markets have in common and what can we learn from this list to forecast potentially untapped markets?  A few insights:  the average age of the residents of these areas is between 27 and 39.  The 2 areas with the youngest populations also are the home to large universities.  7 of the 10 areas are within 20 miles of a major college/university and 3 could be considered college towns.  8 locations have populations of less than 100,000, 6 are less than 75,000 and 4 are less than 50,000.  All 10 markets have seen population growth and job growth. 10 Ways to Protect Your Properties from the Cold
